TRIPLE HEADING formula: Not buying another house at the moment. Seems like market is headed for a correction. Would you agree?
IMO the market is already over a year into its correction.
For that reason it is largely a very strong buyer's market. If I were a seller facing significant capital gains taxes but still wanting to own real estate, I would double down and use a 1031 exchange opportunity to defer taxes while exploiting favorable market conditions.
If I'm concerned the market is heading into a further correction I'd use the following TRIPLE HEADING formula: buy in a good area, plan to hold long term so I'm less sensitive about short-term potential value declines and focus on the long-term, AND try to buy (as current timing enables me) below market value to add another hedging layer.
