  1. Q: I’d like to buy this entire package byself, is that possible?
    A: Yes, that can be done
  2. Q: Exit: how would I be able to leave the LLC at some point?
    A: You should plan to stay for the entire duration of the fund. Alternatively you may be able to sell your interest to another member or members in the fund.
  3. Q: Decision making : how will decisions be made. E.g. to sell a house, dissolve the LLC.
    A: All decision are made by the fund manager. Fund manager’s style is to hear ideas, suggestions and opinions about matters but to make the final decision.
  4. Q: Additional properties: will you add additional properties to the LLC in the future?
    A: No plans to do so.
  5. Q: Vetting process: what will the investors vetting process includes? Will you perform a credit check? Are there any prerequisites?
    A: There are two vetting parts: fund’s suitability questionnaire and lender’s approval.
    – The  suitability questionnaire is required by regulation and it is up to the fund manager to approve an investor based information provided in the suitability questionnaire. Manager is not allowed to provide guidance or advice on  suitability questionnaire completion.
    – Lender requires to qualify members as the LLC and its members are guaranteeing the loan. This process is similar to regular loan qualification performed by a lender (not the fund).
